When is my rent due?
Rent payment is due on the 1st of each month. Late fees will be assessed as described in your lease agreement. Residents are responsible for timely payment of all utilities.
Rent is typically collected through a secure online portal, located here.
How can I access community amenities?
While Sugarloaf Residential pays HOA fees, it is your responsibility to contact the HOA to obtain facilities access badges.
What is the pet policy?
We love pets! All Sugarloaf Residential properties come with some of the most pet-friendly policies in the industry, subject to restrictions on pet types as well as HOA rules and regulations. Additional monthly charges per pet may apply.
Am I required to have renters insurance?
Yes. Residents must maintain renters insurance for the duration of their lease. Renters insurance is designed to protect your personal property, liability and loss of use.
Once you have your policy, please submit a copy to Sugarloaf Residential. Please include a copy of your renters insurance certificate of coverage or declarations ("decs") page including the names of all Residents on the lease, and the landlord ("Sugarloaf") listed as an additional interest, and general policy information such as policy number, policy term, and coverages. If you have a dog, please insure that the policy includes dog bite liability insurance.
How can I obtain forms or documents?
If you need forms or documents such as a copy of your lease or payment receipt, please contact customercare@rentsugarloaf.com.

What are my responsibilities?
Maintaining your home is a team effort! Sugarloaf Residential is committed to ensuring essential systems are in working order and maintaining a safe, habitable and code compliant property. As such, Sugarloaf will handle major service and maintenance concerns that are not considered resident responsibility, as well as ensure compliance with City Code. Please take a moment to reference your lease agreement for additional details. A sample list of what you should be prepared to handle include:
Keep the property clean and free from hazardous conditions.
Perform routine maintenance, upkeep and cleaning tasks, such as:
Replacing filters, light bulbs, fuses and batteries. For your convenience, a set of HVAC filters is provided at the start of your lease.
Unclogging drains (minor) and cleaning window wells, drainage areas, etc.
Winterizing spigots
Cleaning appliances such as ovens, microwaves, refrigerators, dishwashers, and laundry units
Lawn and Landscaping: Maintaining everything between the ground and 8' high, including snow & ice removal on the steps and sidewalks and walkways abutting the home within 12 hours of the last snowfall or freeze.
Home Exterior: Keeping everything clean and free from debris, mold or mildew including the exterior walkways, walls, gutters, fences, etc.
